The existing rail tracks and the low-rise industrial estates form an “industrial topography” cutting the site off from the waterfront. An “urban topography” relieves the site from these restraints by elevating the public space over this industrial topography. It provides a vantage point and unlocks spectacular views to the ocean. This “urbanized landscape” derives from the transformation and fusion of the different urban systems into one coherent spatial and programmatic system. Transformative tectonics set spaces, planes and volumes into unforeseen relationships that challenge conventional perceptions and spatial codes. A high-quality public space is created establishing a strong and sustainable link that reaches beyond a physical connection between the two banks.

Mobility - Urban Generator
An “urban topography” above the existing urban fabric provides a generous cycling and walking link to the beach, constituting a spatial structure for the new developments with its “integral approach to time, change, and transformation".
Housing - Community
The residential zone is articulated as a texture of holes within the holistic landscape – the patio housing is the logical outcome of the spatial concept, which promotes a topography of “transformative tectonics, setting spaces, planes and volumes in unforeseen relationships”.
Shared spaces - Programmatic patchwork
A raised and facetted public space is created on the roof of the new facilities and housing, creating an intensely programmed urban space with views and direct access to the nearby beach.
