FLEXIBLE MIX-USES TYPOLOGIES AROUND SHARES SPACES

The main purpose of the area is integration with the nearby Lake Aa. The two new districts are characterized by an orthogonal structure that can flexibly respond to the remit by type and density of usage.
Alternating public and semi-public basis, culminating in the Aasee cycle and footpaths, the districts connect in a public recreation space.

A NEW INTERGENERATIONAL NEIGHBOURHOOD

Reorganising the two areas in Ibbenbüren provides the opportunity of creating high quality forms of housing to meet the demands of a constantly changing society and at the same time to preserve and strengthen their specific conditions. The neighbourhood is defined using networked spatial sequences and urban spaces which are open to the landscape. The main purpose is integration with the nearby Lake Aa.
Despite the request of the city to save budget in the first phase to be implemented, two public spaces remain the property of the city.
The first and smaller space is planned to be a “station” for the existing cycle and footpath along the Aasee. It will be a shared space with play equipment for children which create an entrance to the area “Wohnen am Aasee”.
The second and larger surface should be a public space with historical identity in combination with the old tower of the site.
Between these two spaces, there are buildings with public uses on the ground floor. In addition to a hotel, a small café and a few small shops, the area is dominated by housing.

Considering the demographic change, climate change and new ways of life, the housing must ensure a social mix with apartments appropriate and accessible according to ages, with pioneering energy concepts and building cooperatives and social mix concepts.
On the first implemented phase, 2 plots from the five were won by the Europan team.

Plot 1 – Generationenwohnen, where all apartments are accessible barrier-free; the energy standard is 45% below the statutory; and different apartment sizes and compliance at a moderate rent index enable social mix in the neighbourhood.

Plot 5 – 2x2 – consists of 2 family-houses. Each house can also be divided into 2 separate apartments by closing just one doorway. The building also provides a semi-public zone, used as a zone of community and protected play area for toddlers or for hobby.

On the second phase, still in progress, the team is developing 5 plots on the 10 planned.
Lot 4 includes a 24-room residence for disabled people with common areas and a ground-floor public café opening onto the Aasee River.
Lot 5 consists of terraced townhouses ranging from 170 to 180 square meters, with 3 to 6 rooms.
Lot 6 comprises two social housing buildings with 2 or 3-room apartments for young families, couples, seniors, and single people.
Lot 7 is for shared housing.
Lot 8 is designated for housing adapted for seniors.

Direct order processes

Following the competition, the municipality entrusted the team with the urban planning of the site, as well as the definition of the main urban and architectural rules for the entire Diekwiese site.

Competitive processes

The Diekwiese site is being developed in two phases. The first phase concerns the Northern section, with 5 plots available for construction, which were put out to tender. The Europan winning team won the tender and is building 2 plots. The second phase of development, for the Southern section, comprises 10 plots. The Europan team won 5 of these, which are currently under development/implementation.
