Plan d’Aou was a housing estate demolished since 1987. Several housing programs have been built since, with public amenities. It is an opportunity to design and to think the adaptations possible over time, around a place of residence, of temporary accommodation and of intergenerational relations.

Concomitance

The projet is based on adaptability, the ability to provide opportunities for different temporal and spatial uses, without causing instability. Those opportunities are defined by three dimensions that essentially guide usage: urban and architectural form, property rules and plot pattern. The proposed thin plot weft is an adjustable object that is easy for all stakeholders to appropriate. A system of mid-length leases fits into this weft, allowing flexibility of use while guaranteeing stability for occupants. Finally, the light architecture provides a low-cost structure that can be easily and quickly converted.

SPORTS AREAS USING MODULAR STONE AND HAMLET-STYLE HOUSING ARE REVITALIZING URBAN LIFE IN PLAN D’AOU

Erilia, actor of the renovation project, gave the project management to the runner-up team office Concorde for the development plan of transitory public spaces (5 to 10 years) and the prefiguration of future public spaces.
Across the entire site, the developments are distributed within a landscape transformed by the preliminary earthworks: boules, basketball, sculpture games. Noble material, sustainable and cheap creating a unified and qualitative vocabulary in shape of 210cm x 45cm x 50cm blocks, the stone is used to create different layouts: benches, borders, walls, fences. The construction work started in 2019 with the first phase (recreational park - competed) then with the second phase (blue moon and the belvedere) completed in 2021.

To complete the Plan d'Aou district, the other project for affordable and sustainable homeownership housing is designed by the office Concorde, following a new call for tenders. The team proposes a hamlet of Mediterranean spirit, conducive to the development of social ties while preserving the serenity of its inhabitants. The accommodations, designed according to the needs of their owners and each equiped with a private outdoor space, garden or terrace, will offer a great comfort of life, for the well-being of each. Co-creative processes

Following the competition, Marseille Rénovation Urbaine commissioned an urban study from both runner-up teams (Concorde, FR + arkilab, DK) in order to define a new programme for the site.

Collaborative processes

COLLABORATIVE PROCESS + PARTICIPATIVE PROCESS
For this project, a series of three 2-to-3-day workshops was organised, allowing local stakeholders and residents to work, exchange ideas and ask questions about this site.

Direct order processes

Erilia, a key player in the urban renewal project, has entrusted Concorde, the French runner-up team, with the project management for the development of temporary public spaces and the planning of future public spaces.

Competitive processes

Seven years after the competition, in order to complete the urban renewal of the Plan d'Aou district, a call for expressions of interest for the development of affordable and sustainable housing was launched by social landlord Erilia and the metropolitan authority. The French team Concorde, accompanied by two developers, won the contract.
