PRODUCTIVE URBAN TRANSITION

A mix of new and traditional manufacturing industries is emerging in the area, which is being transformed from an unsightly industrial district into a ‘Living Lab’ model showcase for the circular economy.
How to combine housing and workspace in new buildings? It is interesting to look for opportunities where traditional and new forms of manufacturing can mingle with housing and the creative sector.

VERTICAL MIXED USES
There is a tension between high-density needs and the local self-built spirit. The area organised around 4 core principles: a density gradient, strong axis and flexible fabric structure, water access and view lines, and production and collective spaces (accommodating the themes of re/make - re/use and recycling - re/invent).
Collective spaces are the glue that binds together the proposed work and living areas. The designed fabric has blurred boundaries with in-between zones, connecting elements on various levels.
On the project site, the in-between buildings public space plays an essential role in the achievement of the overall strategy, where shared and collective hubs are a programmatic extension of the inner space.
Instead of removing the existing productivity of the area, the project proposes to integrate these structures by stacking productivity and housing and by integrating existing uses.

FROM A MIX OF VERTICAL USES TO A MULTIFUNCTIONAL PODIUM TOPPED WITH RESIDENTIAL AND OFFICE TOWERS
During the implementation phase, several changes occurred. The buildable area was increased. The land then changed hands but the new owner continued the Europan process with the award-winning Italian team UP4 Studio in collaboration with a local office, Studioninedots.
The aesthetics of the project has kept its contextual anchoring, with an industrial aspect that contributes to the atmosphere of the place. The vertical distribution of the programme has been reinterpreted by means of footbridges linking the different buildings.
The final plan will include three buildings on top of a high podium, a little pavilion and walkable public space around the blocks with access to the water on one side.
The functions are 50% housing (with a certain % of social housing) and 50% not-housing (offices, makerspaces, shop, café, shared terrace, underground parking and more).
It will be mostly different types of rental apartments and working spaces with an open generous public space around.
The team mostly focuses on the design of one of the housing blocks with an active plint and on the design of the public space and shared terrace.
The entire design is coordinated between the Europan team and the local office that will be in the lead for the detailed design and construction phase.

Direct order processes
Following the competition, Buro Amsterdam, the original site owner, negotiated with the city to increase the density and buildable area using the Europan team's masterplan. The site then changed hands and was transferred to AHAM Vastgoed, which commissioned the Europan winning team to design and build a residential building and develop the adjacent public space.
